Architectural Services typically comprise some or all of the following functions in sequential stages:

  • 1 Sketch Design

The sketch design stage establishes a site strategy and architectural concept by exploring different possibilities for space layouts and presenting the best option within the constraints of a design brief, site configuration, authorities planning requirements and budget. This process addresses such issues as orientation, aesthetics, circulation and energy efficiency. Often as the design progresses the brief and budget may be adjusted as the design evolves. This process can save clients thousands of dollars by evolving loose design concepts into the most efficient use of space and natural resources.

  • 2 Developed Sketch Design

This stage involves refining initial concepts into a final design solution. This may mean having a more detailed look at construction methods, materials, and window configurations. These deliberations will help to prioritise aesthetic, budget and functional requirements and may again save considerable cost.

  • 3 Development Application and Construction Certificate Application

Once the design is satisfactory and the client decides to proceed, the developed design solution forms the basis of the Development Application (for Development Approval or DA). Accurate Computer Aided Drawings (CAD) are produced with Plans, elevations and sections provided to adequately describe the design and compliance with the planning requirements. A Basix certificate is also required at this stage. Some Consultants drawings may also be required depending on the complexity of the application.
A Construction Certificate (CC) is required before commencement of building on site. As the Certifier (council or a private certifier) cannot condition the CC, all health & building requirements must be satisfied prior to Development Approval. DA drawings are therefore suitable for the Application for a Construction Certificate. The CC can be lodged later after the DA has been approved. This may be useful if the application is controversial, or if there may be a significant delay to starting building.

  • 4 Detailed Design and Documentation

Additional construction details can then be carried out to clarify the scope of works for the builder. This including kitchen, bathroom and en suite details, electrical layout, selection and scheduling fixtures & finishes, and construction details. This stage is optional, however is most important in maintaining the integrity of the design. It allows different builders to quote on the same level of finishes and detail. Detailed design often results in fine tuning and optimisation of the design.

  • 5 Contract Administration

Contract administration includes providing advice and guidance to the client through the building process by assisting with selecting a competent builder, preparing contract documentation for signing, carrying out site checks and reporting on the builders progress, payments, time delays, construction quality, cost variations and other contract provisions during and after construction. This stage is optional, however is recommended for clients who are unavailable during the construction period, such as living or working interstate or overseas. It is also recommended for complex projects.

Other services include graphic presentation, building reports and feasibility studies.

Additional Consultants may also be required throughout the project depending on the complexity ogf the project.

Consultants may include surveyor, consulting engineers (structural, civil, mechanical electrical), interior designer or colour consultants, landscape architect, or planning consultants. The Architect can advise on their selection, obtain fee proposals and co-ordinate their work.
